Site Analysis – Identifying Opportunities & Constraints: We visit the site in order to conduct a thorough site reconnaissance and develop a detailed site analysis with an emphasis on the site’s characteristics. What are the site conditions? What is the history here? What are the nearby developments doing? These are just a few things we consider that help us to develop an opportunity and constraints plan. This plan will be utilized as a basis in our planning that helps us to understand the physical and economic market opportunities/threats, potential program elements, market support for the development and it also helps us to identify specific zones for the development and its preservation’s.
Conceptual Master Planning & Studies – Setting a Vision for the Development: The conceptual master plan we generate assists us in setting a vision for the development. During this stage, we study relationships for all program elements such as circulation, building massing, phasing, density, lot layout, entry points, character, etc. Multiple studies can be done that allows you to make upfront development decisions related to program elements, project phasing and cost. All drawings, concepts and alternative options will be reviewed by all team members to ensure goals, visions and objectives are met by you (the client).
Workshop Summary Booklet: Creating a conceptual master plan produces countless documents such as project narratives, cost estimates, phasing diagrams, character images & more. A workshop summary booklet combines all of this work together to create a story to share with potential investors, developers, public agencies, hotel operators, developers or other marketing purposes. We understand there comes a time when you have to sell your development & look good to your boss and this booklet can help you do that. No matter what the intentions may be for the workshop summary booklet, it is a tool that shows ideas becoming realities.
Schematic Design: Now we will develop the site or initial phase(s) at a schematic design level to better understand site elements, cost and project character/vision. This includes refinement to the site plan, characters sketches, site sections/elevations, enlargement plans, and engineering and financial information.
